- Professional epoxy (residential): 10 to 20 years. Diamond-ground slab, moisture control, 100% solids epoxy, real topcoat. This is the floor you forget about.
- DIY big-box kit: 1 to 3 years. Thin, water-based, single coat over an acid-etched slab. It looks great on Sunday. It's peeling by the second season.
- Commercial / industrial: 5 to 10 years under heavy traffic, longer in a light-use showroom. Forklifts, pallet jacks, and dropped tools wear it faster, so these floors get built thicker and recoated on schedule.
- Epoxy with a polyaspartic topcoat: pushes the residential number toward the 20-year-plus end because the topcoat handles the UV and hot tires that kill bare epoxy.

UV yellowing. Standard epoxy contains chemistry that reacts to sunlight and turns amber. Park it in a sunny doorway or a room with big windows and you'll watch a gray floor go the color of weak tea within a couple of years. A UV-stable topcoat (or polyaspartic) is the fix.
Rigidity. Epoxy is hard, which is great for wear and bad for movement. Slabs expand and contract with the seasons, and a rigid coating over an active crack will chip and telegraph that crack right through. Proper crack and joint repair before coating handles it.

You can buy the most expensive resin on the market, pour it over a smooth, un-ground, faintly damp slab, and it will peel on the same timeline as the cheap stuff. Meanwhile a mid-grade epoxy on a diamond-ground, moisture-tested, crack-repaired slab will still be down when the neighbor's "premium" floor is flaking off in sheets. The bond is everything. Everything else is a topcoat argument.
So when you're comparing quotes, the question isn't "what brand do you use." It's "how do you prep the slab." If the answer is anything short of mechanical grinding, keep dialing.
How to make an epoxy floor last
Once it's down right, epoxy is genuinely low-maintenance. But a few habits are the difference between the low end and the high end of that 10-to-20-year range.
- Sweep or dust-mop the grit. Sand and dirt act like sandpaper under your tires and shoes. This is the single biggest thing you control.
- Wipe spills reasonably soon. Epoxy shrugs off oil, gas, and brake fluid, but sitting chemicals can dull or stain a topcoat over time.
- Put down mats or plywood under jack stands, motorcycle kickstands, and welding areas. Point loads and heat are what leave marks.
- Don't drag sharp steel across it. Lift the toolbox; don't skid it.
- Refresh the topcoat every 7 to 10 years if the shine is going. Recoating the wear layer is a fraction of the cost of a full redo and can add another 5 to 10 years.

When to recoat, and when to leave it alone
Honest advice: not every tired-looking floor needs to be redone. If your epoxy is only dull or lightly scuffed but still firmly bonded, you don't need a teardown. A scuff-and-recoat restores it for a fraction of the price, and any shop pushing a full replacement on a sound floor is selling you a job you don't need.
You do need real work when the coating is peeling, blistering, or lifting at the tire tracks, because that's a bond or moisture failure and a fresh topcoat won't stick to a floor that's already letting go.
